What does a CP12 cover?
The inspection covers all gas appliances and pipework:
- Boilers
- Cookers
- Fires and heaters
- Gas pipework
- Ventilation
The engineer checks that everything’s working safely and produces a written record (the CP12 certificate).
Why landlords need one
Landlords must get a CP12 annually and provide a copy to tenants — it’s a legal requirement under the Gas Safety Regulations. Without one, you face fines up to £6,000 and potential prosecution. It’s also required by insurance companies and letting agents.
What to expect
The inspection takes about an hour and costs around £60–£100. We’ll check all appliances, test flue gases, and give you the certificate on the day.
Expiry and renewal
Your CP12 is valid for 12 months from the inspection date. Mark the expiry date and book your next service before it runs out — don’t leave it to the last minute.
